1. 언급된 것
it은 특별한 강조의 의미가 없습니다.

2. 마지막으로 언급된 것
두 가지 이상이 언급되었을 때, it은 보통 토론의 주제를 의미하는 반면, this/that은 마지막으로 언급한 사항을 가리킵니다.

3. 초점

4. 앞으로 나올 것을 지칭할 때는 it은 쓸 수 없고 this만 쓰임.

* 그런데 질문의 마지막 예문에서(The climate of Seoul is like that of New York)의 that은 지시대명사로서 명사의 반복(문장 전체를 받는 것이 아님)을 피하기 위해 쓰고, 복수일 경우는 those를 씁니다. one이나 it은 여기 오면 틀립니다. one이 못오는 이유는 복수형인 ones를 써도 뜻이 통해야 되는데 여기서 two populations( = ones) 같은 표현이 성립할 수 없기 때문이고, it이 안되는 이유는 it 자체가 막연한 상태, 사정을 가리키는 것이라서 뒤에 of ~ 라는 구가 올 수 없기 때문입니다(it of New York은 도대체 뉴욕의 무엇을 가리키는지 불분명한 비문. 따라서 명확한 that을 씀)
